Location The Stanley Greene neighbourhood is 26 hectares (64.2 acres) and bounded on its west side by Keele Street and the existing Cuffley Crescent neighbourhood, on the east by the Bradford to Union Station Metrolinx rail line, on the south by Mount Sinai Memorial Park Cemetery and Downsview Secondary School, and on the north by Downsview Park. This neighbourhood was a residential area for personnel of the Department of National Defense (DND) in a number of low-rise apartment buildings. As planned by DND, the majority of families have moved from the area, with a few relocating to the William Baker neighbourhood. Downsview Park's plan is to redevelop the neighbourhood including the possibility of new housing for DND. Design The Downsview Area Secondary Plan Update has been approved and work on the Zoning Bylaw and Draft Plan of Subdivision is well underway. Plans for the Stanley Greene neighbourhood include 1356 residential units. The redevelopment of this neighbourhood will involve the removal of the existing DND housing, site servicing and the development of a mix of single-family homes, townhouses and mid-rise residential buildings, along with a centrally located neighbourhood park and other greenspace elements connecting the Stanley Greene neighbourhood to Downsview Park. |

Downsview Park is pleased to announce that URBANCORP has been selected as the developer for the first phase of the Stanley Greene neighbourhood. This is the culmination of the Request for Proposal for Residential Development Opportunity (Phase 1) for the Stanley Greene Neighbourhood begun October 2010. URBANCORP is one of the largest builders of condominium suites, townhomes and lofts in Toronto.
Planning policies that affect Stanley Greene (i.e., the Downsview Area Secondary Plan Update) have been approved and work on the Zoning Bylaw and Draft Plan of Subdivision is well underway. Downsview Park is responsible for servicing (roads and utilities), streets, a stormwater management facility and a neighbourhood park and other greenspace elements connecting the Stanley Greene neighbourhood to Downsview Park.
This work will begin as soon as possible in the new year pending approval of the draft plan by the Ontario Municipal Board. URBANCORP will begin residential construction once servicing is complete. They will be building a mix of homes, including single townhomes, stacked townhomes and mid-rise condos. This construction will roll out in stages and is expected to take two to three years. The Stanley Greene neighbourhood is the first
neighbourhood to be constructed in accordance
with Downsview Park’s Sustainable Community
Development Guidelines. Overall, the neighbourhood
boasts an environmentally-friendly
layout and features such as open stormwater
management through streetside bioswales and
greenroofs on multi-unit buildings; off-road bike
lanes and integration with Downsview Park.

Next steps for Downsview Park are to start the environmental assessment and engineering design of Stanley Greene’s infrastructure (e.g., power lines, sewer pipes).
